What this work actually involves

A roof is not a finish. It is the system keeping water off everything you have paid for inside, and when it fails it does not fail politely — it shows up as a stain on a ceiling you remodelled two years ago.

We do full tear-offs rather than layovers. Going over an existing roof is cheaper on the day and hides exactly the things you need to see: soft decking, failed flashing, and the valleys where the last leak actually started. Taking it back to deck costs more up front and is the only way to know what you are covering.

Siding is the same argument on the walls. Once it comes off you can see the sheathing, the housewrap and whether water has been getting behind it. Storms come through this valley every spring, and the damage is often not where the visible dent is.

What drives the cost

Square footage, pitch and how many layers are coming off. Steep roofs cost more because the work is slower and needs more staging. Beyond that it is what turns up under the shingles — decking that has gone soft, flashing that was never right around a chimney or valley. We build a realistic allowance for decking into the quote rather than quoting low and billing the difference.

    Vinyl, fibre cement and wood, with sheathing and housewrap inspected while it is open.

  • Soffit, fascia & gutters

    The trim and drainage that decide whether water leaves the house or sits against it.

  • Storm damage

    Assessment and repair after wind and hail, including documentation for an insurance claim.

  • Ventilation

    Ridge and soffit venting, so the attic is not cooking the shingles from underneath.

Common questions

How do I know if I need a new roof or just a repair?
Age, granule loss, curling or missing shingles, and staining inside are the usual signs. If a roof is under fifteen years old and the problem is localised, a repair is often right. We will say so rather than selling a replacement you do not need.
Do you go over the existing roof?
No. We tear off to the deck. A layover hides soft decking and failed flashing, which are the two things that decide whether the new roof lasts. It costs more up front and it is the only way to know what you are covering.
How long does a roof replacement take?
Most homes are a one to three day job depending on size, pitch and weather. We do not open more roof than we can dry in the same day.
Do you handle insurance claims for storm damage?
We assess the damage and document it properly for your claim. Spring storms through this valley are common and the damage is frequently not where the visible dent is.
How long does siding take?
A typical home runs one to two weeks. If the sheathing underneath has water damage, that gets repaired while it is open — which is exactly why replacing beats covering over.
