A deal does not fall apart because a handrail is loose. It falls apart because nobody could get a contractor out to look at it, and then the estimate took nine days, and now the closing has moved twice and everybody is unhappy.
We have been remodelling homes across Louisville and Southern Indiana since 1997, and inspection repair work is a steady part of every week here. Agents send us reports, we send back an itemised estimate, and the work happens on the date the contract needs — not the date that suits us.

The work that should happen before photos. Fixing the obvious items first is almost always cheaper than conceding them at the negotiating table later.

Paint, flooring, trim, cabinetry and the general tidy-up that gets a property genuinely ready to show or to hand over.

Priced line by line, written down, in a form you can forward to your client or the other agent the moment it lands.
Work scheduled to the contract date
Tell us the closing date up front. If we cannot hit it we will say so immediately rather than let you find out the week of. When the job is done, a paid invoice goes to whoever needs it for the file.

Common questions
How quickly can you get an estimate back?
For a straightforward inspection list, usually within a couple of working days of receiving the report. If we need to see the property first we will tell you that when you send it, rather than after a week of silence.
Can you price from the report without visiting first?
Often, yes — inspection reports are photographed and detailed enough that we can price most items from the document. Anything we genuinely cannot price sight unseen we flag as needing a look, so the rest of your estimate is not held up.
What areas do you cover?
Both sides of the river. Jeffersonville, Clarksville, New Albany, Sellersburg and the surrounding Southern Indiana towns, plus Louisville and the Kentucky side of the metro.
Will you take just part of a list?
Yes. A lot of our repair work is a handful of items out of a much longer report. The estimate is itemised so your parties can pick and choose.
Can you handle work while a property is occupied?
Yes. Most repair and make-ready work happens around people who are still living there, and we schedule around that rather than expecting the house to be empty.
